Commercial Inspections & Building Inpections
Phase One ESA | Enviromental Testing
ADA Compliance | All Due Diligence
General Procedure

Our commercial building inspector team surveys the entire building’s

Five major systems:

·         Plumbing
·         Electrical
·         Heating & Air Conditioning
·         Structure
·         Roofing

We also provide an assessment of any other current maintenance issues for the site. This assessment will cover three aspects of these systems, per industry standards.

1.    What Maintenance/Repairs are needed immediately for each system.
2.    What is the expected useful life left in each system.
3.    What costs are expected over the next five years for each system.

On Average our inspections take about 3-4 hours. We gather our notes and take pictures to ensure we have everything we need to put together a comprehensive report back in the office. We usually go through what we have found on the site with our client, if they are present, or with one of their representatives. We normally email the report to the client that same day, however, depending on the size and complexity of the site it could take up to 24-48 hours. We can usually do up to a 20,000 to 30,000 sq. ft. office building in one day and get the report out that same day. Reports are also available in hard cover form if the clients request it. (Extra charges may apply)

Few properties are in perfect condition. Like used cars, older properties require maintenance and repair over time. An inspection can clue you in to areas of concern, improve your negotiating position and provide you with an assessment of the current condition of the property for future reference.
